Additional Dwelling Units

​​​​​​​​​​​​​​​​​​​​​​​Additional Dwelling Units (ADUs) are secondary, self-contained living spaces on a property that already has a primary residence. ADUs are often referred to as "granny flats", "in-law suites", or "secondary units." They can be attached to the main dwelling on the property, such as an addition or basement apartment, or detached, like a tiny home or detached garage conversion.​​​

Chatham-Kent currently has grants available that cover 50% of eligible costs up to $27,000 for the creation of one new ADU and up to $32,000 for the creation of two ADUs. It is important to contact the Planning Services department to discuss eligibility at ckplanning@chatham-kent.ca before any work takes place. 

ADU Pre-approved Designs

​The Municipality is pleased to offer a set of Pre-approved Designs for detached ADUs. A variety of designs are available, giving homeowners and developers the option to work directly with licensed designers and potentially reduce both the time and cost involved in designing and constructing an ADU.

Using a standardized AD​U design can help you:

  • Save time on design and review
  • Reduce design-related fees

If you choose a design from the catalogue, you are still responsible for ensuring your property meets all zoning requirements, and obtaining a building permit, including paying all associated fees.
