In Ontario, landlords who want to end a tenancy so they can complete repairs or renovations that require the unit to be vacant must serve tenants with an N13 Notice. The N13 is a legal notice required under the Residential Tenancies Act. The Landlord and Tenant Board provides instructions on when the N13 notice can be used and the N13 Notice form that landlords must complete.
Under Chatham-Kent's Rental Renovation Licence By-law 68-2026, landlords must also obtain a Rental Renovation Licence from the Municipality before proceeding with an eviction for renovations when an N13 Notice is issued on or after October 1, 2026.
A licence is required before:
- The tenant is required to vacate the rental unit.
- Any renovation or repair work begins.
This licensing process helps ensure that renovation-related evictions comply with municipal and provincial requirements.
