My financial institution's online banking requires entry of a 23-digit account code, to open and pay my taxes. However, my property tax roll number has only 15 digits. Where can I find the 23-digit account number?
The roll number shown on your Tax Bill is the account number that you will need to use. For our purposes, the only account reference needed can be found in the first 15 digits (starting with 3650). Different banks require different numbers of digits (ranging from 18 to 23). Generally, to match the number of digits required by your bank, you should enter extra zeros at the end of your roll number until you meet the bank's requirements. Payment after the due dates provided on your tax bill is subject to a penalty of 1.25%.

My mortgage company pays my taxes. Why did I receive a bill?
We have no record of your mortgage company on your account. Contact your bank for instructions. You should request that your bank contact us, in writing, to ensure we record their interest on your account. This will ensure all future bills will be sent to them. To avoid a penalty on your account you should contact your bank immediately.

I am on a pre-authorized payment plan (PAP) yet I still got a bill. why?
If you are on the installment (due date) plan, the bill is sent to you for your information so you may know how much is to be deducted from your account on the due date. The stub portion of your bill should indicate that you are on pre-authorized payment plan. If it does not please contact the tax office at 519.436.3210 to ensure we have your proper information on your account. If your pre-authorized payment plan is the monthly plan you received the bill for information purposes only.

How much of the year does the interim tax cover?
The interim tax bill is a payment on account towards your current year taxes. It covers approximately 50% of the previous years taxes. This interim payment will be deducted from your final bill when it is issued later.

What is the tax increase this year?
T he interim tax bill is based on 50% of last year's tax levy. This is set by Provincial Legislation. The Current year tax increase will be reflected on your final tax notice mailed in July. The impact on individual tax bills will vary, subject to: Phase-ins, Tax Caps, Area Charges

How does the phase-in and cap work?
The Municipality currently does not have a phase-in plan in place.
The Provincial tax cap increases and clawbacks to industrial, commercial and multi-residential classes are set at 10% and will be applied on the final tax notice.

Why is my tax increase different then the budget increase?
The budget simply identifies the extra money required by Council to provide municipal services. Tax policy determines who will pay and on what basis. Tax policy is set by the Province and by Council. Since 1998 there has been a trend toward lower tax burdens for commercial and industrial classes, with the revenue shortfall being picked up by residential and farm classes. This trend is occurring in most places in the Province and not just in Chatham-Kent.
